How to set up a showing for a property?

Look through the list of properties below and find the one that you are interested in seeing. 
Click on the picture of the property or the “View Details” button.
A new tab will appear with more info about the property and more pictures.  
You will find two buttons: an orange button “Apply Now” and a gray button “Contact Us”.  
Those that “Apply Now” and pay the application fee get first preference.  
To schedule a showing, click on the “Contact Us” button and we will contact you (when the unit is available) to schedule a showing.

Portable Tenant Screening Reports (PTSR):

1) Applicant has the right to provide RD Realty Management with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides RD Realty Management with a PTSR, RD Realty Management is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for RD Realty Management to access or use the PTSR.

If you are providing a PTSR per HB23-1099 then you must provide it WHEN you apply!

If Applicant provides RD Realty Management with a PTSR per HB23-1099 the PTSR is defined by § 38-12-902(2.5) and §5-18-103 (3) Colorado Revised Statutes:

  1.  a) the PTSR must be available to RD Realty Management to access from a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 
  2. b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency [(2.5) “Portable tenant screening report” or “screening report” means a consumer report prepared at the request of a prospective tenant that includes information provided by a consumer reporting agency, which report includes the following information about a prospective tenant and the date through which the information contained in the report is current: (a) Name;(b) Contact information;(c) Verification of employment and income;(d) Last-known address;(e) For each jurisdiction indicated in the consumer report as a prior residence of the prospective tenant (ie addresses), regardless of whether the residence is reported by the prospective tenant or by the consumer reporting agency preparing the consumer report: (must include) (I.) A rental and credit history report for the prospective tenant that complies with section 38-12-904 (1)(a) … ; and(II) A criminal history record check for all federal, state, and local convictions of the prospective tenant that complies with section 38-12-904 (1)(b) …. Rev. Stat. § 38-12-902].  Be sure your PTSR has the criminal report included otherwise you will need to get criminal history directly from the courts of jurisdiction for your residences; and 
  3. c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history since the PTSR was generated.

Any missing information from the PTSR can delay your application or be cause for denial.

Approval Terms:

No determination can be made without an application completed, documents provided and the application fee* paid. The application fee is non-refundable and is to compensate the manager for time and money spent to collect the data needed to make the determination.

Yes, we do accept section 8 and other vouchers. 

Yes, we do accept 1 Pet per unit with extra monthly fees, pet deposit and renters’ liability insurance coverage for the pet. 

To be Approved you must not score a negative greater than -4:
**Current Verifiable Full-Time Employment spanning 2 years or more +6 (or +4 if you went directly [less than 2 weeks between jobs] from one job to another fully employed). Please submit documents such as pay stubs, bank statements and/or tax information (such as W2s/1099s) to verify employment dates and hours. 

Current Verifiable Full-Time Employment spanning 1-2 years +5 (or +3 if you went directly [less than 2 weeks between jobs] from one job to another fully employed).

Current Verifiable Full-Time Employment spanning 6mos-1 year +3 (or +2 if you went directly [less than 2 weeks between jobs] from one job to another fully employed).

Current Verifiable Full-Time Employment less than 6mos = 0 

No Verifiable Full-Time Employment = -4**

Average credit score = 575, +1 point for every 25 points over. (This does not apply to anyone with a housing subsidy)

-6 points for every eviction/dispute in the last 5 yrs
-3 points for every eviction/dispute in the last 6-7 years
-6 points for every crime in the last 5 years
-3 points for every crime in the last 6-7 years
-6 or every omission made (ie. No evictions, but they have been evicted or no criminal, etc)

Verifiable Income of 2XRent = 0  or  1.5XRent = -1  or  1XRent = -2

If you as an applicant have No Criminal, No Evictions, Verifiable Rental History, and 1yr Current Verifiable Full-Time (35+hrs/week) employment plus total income of 2xrent or more you MAY QUALIFY TO pay 1XRent as security deposits. Otherwise, RD Realty Management charges 2XRent for All security deposits.

Additional required deposits include $300 pet deposit (1 pet limit per unit) pet deposit applies to all animals including but not limited to dog, cat, fish, snake, hamster, etc. Water-filled furniture piece $300 including but not limited to fish tanks and waterbeds (1 per unit).

Monthly Pet fee is $35/month per pet . Again we have a 1 Pet limit per unit.

*Application fee is $60/each adult. Covered in the application fee: $15 credit/rent screening report + $25 criminal screening report + $20 RD Realty processing and final owner/management review = $60 total. Per HB23-1099 this fee does not apply if you provide a verifiable PTSR that includes all requirements per § 38-12-902(2.5) and §5-18-103 (3) Colorado Revised Statutes

**Fulltime Employment is defined as 35/hrs per week.
***Full-Time College/University is defined as education beyond high school. Trade schools, colleges, universities etc. with 8 credit hours or more per semester/term (extending for majority of lease term)
