Call for Partners/Investors!
For 15+ years, I have been investing in real estate. My specialty is properties in distress. There are a vast number of homes available. I have had to ignore properties that have great investment potential, because of the lack of funding. I am looking to expand my investment opportunities by sharing with others the investments that I am able to find.
I am looking for:
- Partners who I can teach to find and evaluate a property’s potential and bring me the properties that investors such as myself would be interested in purchasing.
- Partners who are interested in investing in real estate to share in the income and expenses and receive huge rates of returns on each property, over and over again.
- Partners who are interested in loaning me money for the purchase of property and receive a guaranteed interest rate of 12% on each loan and a 2% loan origination fee. This generally would be a short-term loan for a couple of months. It would be secured with a note and deed of trust on the property and have 25% or more equity after all loans are included. As you can see, by doing 3, 4 or 5 of these loans in a year (rolling the loan from one property to another) your APR will be 12% to 30%.
- Investors who are interested in loaning money to others with bad credit, but with equity in their property. The interest rate for these loans would be whatever you thought it should be based upon the borrowers credit and the appraised value of the property. I would work as the loan originator, getting the paperwork together, getting the appraisal and arranging the closing, for 2%-3% of the loan amount. The borrower would make payments directly to you, the investor, or as otherwise arranged.
There is no minimum amount to invest, but the more invested the better the rate of return will be. There is no set maturity date, but arrangements can be made to meet your needs with proper notice.
